We do not know whether the land on which the property is built is agricultural land or not and that is a huge cause for concern for us.
Project not approved by many lenders

It is a very common case where many of the projects are not approved by majority of the lenders and this implies that the project fails to abide by the general norms if the lenders are not vey sure with their general criteria.
No Use Of Quality Materials

They have used different quality materials then what they said they would use. They have used different marbles for flooring in different flates and you can easily make out that some flats have cheap qulaity of marbles and we are paying the same price, which is just not done!

Most of the under developed projects are the ones where details of the amenities are missing and this should not be the case. All the basic amenities and little details should be carefully provided to the buyer to ensure complete transparency.

There are many cases where the builder has repeatedly failed to give any accounts for the funds collected. These funds are collected as a part of maintenance advance that partly goes in the welfare of the society maintenance and other constructions that are required.

Xrbia chembur is a beautifully designed apartment. My colleague purchased it few months back. Other than the beautiful design of the project it is also affordable. Surroundings are green or so fresh and one will like staying here. It has almost every facility including kid play area, exercise area, sauna, salons, library, chemist, security area, etc.

I must say living in these apartments can offer a great lifestyle to people. Buying a house with Xrbia builders was a very nice experience. I would like to write about their staff is also quick to respond and pays attention to our needs. I’m also planning for buying new villa in neral project area. Every small thing in the house is of good quality and well-placed. Appreciated work process by them.
Poor Construction Quality

I have an apartment at Xrbia - Hinjewadi Pune(D6, 2 BHK) and have taken conditional possession last month.

There’s a big leakage in the master bedroom. I was promised that it will be fixed in 1 weeks’ time. It's more than a month and there's no progress.

I tried to call several times, but there no response. Either the guys do not pick the call or just say that they will work on it or the engineer will visit the apartment today.

Not sure, such a big township and they say it's only one engineer who looks/takes care about it.

My hard earned money is at the stake. All the payments were done on time also had to pay GST due to Xrbia's team’s mistake and delayed possession.

Please do not plan to buy flats with them, they will cheat and once the money is received they will not even entertain.
