I strongly support the comments by "save society" and "myexperience1311". I believe you guys have booked flats in Kamala Homes during the time of construction. The promoter is a real sh** especially the guy "SURESH". When u approach him he will speak as if he is so committed to the work and maintains strict time lines. Once when you have paid the money, u can see his real colour.
He will treat you worse than a dog and if u have agreed the payment on 1st and if your check did not clear on 1st (though the check been given on 30th) / a small delay from the bank in approving the loan, he will call u and speak to you like a GUNDA.. In the same time when he misses the commitment, he will say arrogantly that the material supply is not there in the entire city and the company can not be held responsible. PLS consult a advocate before signing the agreement document. I bet you when you read the document by yourself you will feel that every thing is fine.
But one day you will realise that every thing is in favour of the builder and you will be pissed off. EG: he will say that the construction period is 1 yr crossing which he will pay the penalty of 24%. It seems good, but the sad part is that he will not mention the starting date of the construction. If you get the flat in the mid of construction he will say that 1 yr is applicable from the date of agreement. So please mention the dates clearly. Also kindly check the payment stages with the bankers before agreeing to that. Because this guy ensures that 95% of the payment should be payed just after completing the plastering and will allot only 5% for flooring and other interior works. The banks will not release the amount in that fashion. Then this guy will torture you for interest as you have missed the committeement as per the agreement. It will be mentioned in the agreement that if u miss the payment schedule u need to pay a penalty of 24%. Also u please mention that the stage completion includes the UDS and carparking work also. Because these guys will just plaster the inner walls and say that the stage is complete and release the payment. So please write the agreement clearly that at any cost (irrespective of the material/ labor availability) the construction including the UDS to be completed on so and so date (applies for every stage). These guys take their own time and do not do a proper completion of the UDS and car parking and lift. Also as they have already said, please bargain for the rates, you can
solidly bargain for Rs 400 - 500 less from the value he cotes. If he says he cannot give it, please walk out. {U r saved :-) }. Don't worry he will call u back as may have rejected the flats and he is not able to sell it for the past 6 - 7 months.
BETTER DO NOT BUY A FLAT FROM HIM.... ALSO IF YOU FEEL THAT THIS IS ONLY MY OPINION, PLEASE WALK TO THE SITE (KAMALA HOMES IN PERUNGUDI) AND ASK THE FLAT OWNERS AND WILL FEEL THE SAME SUGGESTION. I BET IF SOME ONE SAY A WORD AGAINST MY REVIEW I WILL DO WHATEVER U SAY...
NOTE:please have a shat with the contractor and ask for the above said points (by me and others) you will feel that what we said is very much true...
