Here is a simple step by step to show how they operate to trap Investors and there complete crooked game plan




  1. They place job offers Ads for sales manager posts luring them with good incentives. Anybody walks in for a job all are appointed like freelancers, No salary only incentives




  2. They lure them showing high figure incentives like minimum 3 – 4 lakhs per month




  3. They motivate them in name of induction training to work for them




  4. Like this in one single branch they appoint more 800 – 1000 people, since there is no salary and No commitment they can recruit any number. Now the game starts….




  5. They ask all sales managers to get at least 5 -10 clients every week for Sunday for site visit, in precise they ask them bring in close friends, relatives, neighbors, office colleagues




  6. The poor sales manager in greed to earn 3 -4 lakhs month they misuse there trusted contacts and invite them from site visit




  7. So out of 800 – 1000 sales managers some are success to get clients, over all will get at least 300 – 400 clients for site visit. Whether clients BUY or NOT they need to get clients for site visit.




  8. For every client family vehicle are sent for pick up and drop, Lunch and beverages are provided. At site temporary stage IS SET and NOW DRAMA BEGINS.




  9. By seeing 300 – 400 cars at layout clients think that this project has got demand.




  10. Now company start with dummy announcements saying “10 – 20% of the sites are booked just in 1 hour” they will say dummy site numbers and few names to give a push.




  11. The person who has just come to see the layout will be forced to think, but he never know it is orchestrated




  12. Frequent pressure and motivational presentation to convince that client that how Bangalore has grown in recent years




  13. Every move is well scripted to fool the client and not to allow client to think and forcing to him take decision on the spot




  14. Down payment of 1 lakhs is swiped there itself and they have to pay 25% of the value in next 10 days. Later what happens Since price is overvalued bank will approve less approval or if loan is rejected you cannot get any refund




  15. If you delay your decision for one day it will be a lucky escape, those who were stuck by paying down payment have left the amount as company will not refund at any cost. They leave 1 lakh when they come to know about 30 – 40% over priced. Instead of losing 7-8 lakh they will leave 1 lakh. This is routine collection for company and they are happy and least bothered




  16. None of the projects are their own developed, they just take ready projects for marketing 1000/Sqft will be negotiated to 600 – 700/Sqft




  17. Price of the layout will be overvalued from 1000/Sq ft will be sold at 1500 – 1600




  18. Investors buy plots expecting it to grow in near term, but Buyers doesn’t know what price they are paying. If current market price is 1000Rs they are buying at 1500 that means in the year 2016 they are paying the value of 2019. You have been deceived for 3 years for taking wrong decision in that moment




  19. IT guys are the easy target once locked they have to pay their EMI’s for life time




  20. Same layout if anybody visits next day nobody will buy because this drama is conducted only on Sunday’s MASS MESSMARISATION




  21. I surprised to see smart bangaloreons, techies, business men, Housewives, retired senior citizens, who have seen enough blade companies around still get trapped by VIP




  22. When we buy just a 10, 000Rs mobile how much we Google, enquire with friends, check out how many shopping carts for best price. But while buying a 25 lakhs property how can we take decision in 1 hr, how can we fall prey to such a orchestrated trap




  23. Company asks sales managers in particular to get close friends, relatives so that they can encash the trust. Once bought they lose that trust for sure




  24. Sales manager’s work is to get sheep’s to the site and company work is to Slaughter, sales manager will be given 50, 000 – 75, 000Rs for every successful transaction. This is how they sell 200 – 300 sites in 2 – 3 Sunday’s




  25. Out of 1000 free lance sales mangers only 3 -5% will be successful rest will be in a race to earn 3 -4 lakhs, after few month 90% percent of the people will leave company starving without income and company will see to that that new set people is reinstated and show continues…
