Rajeswari Infrastructure Ltd, Chennai

We had bought a villa through Rajeswari seven years back and  have been living in it till recently. We never faced any quality issues till we stayed there, incidentally we had to sell it inorder to move to the city.

Infact the buyer was very much impressed with the quality of construction even after seven years of construction and we got a very lucrative price compared to other properties in the locality. We have also had a nice rapport with the management as well. Infact when I bought the villa, I was working abroad and I had entrusted completely on the MD for the quality of the construction, Who delivered as promised.All I did to oversee construction was to see the periodic photographs updated by them.

So it is infact astonishing to see so many negative reviews of them, as I had even recently met them in person to receive certain documents that were asked by my buyer and they were gracious enough to provide those old documents free of cost.

I'm not much aware of the recent projects of Rajeswari but all I know is they are good people to deal with.I guess in the last two years, the whole building industry is facing a similar situation of delays as even i'm suffering a delay in completion of my new flat from another major builder.

People please beware of these cheaters. Worst builder in the city, I have ever seen. If you buy a home with these guys you are not buying real home. Its a headache. You will lose all your happiness. I am sure.They have constructed building in Mugalivakkam, vandalore and now in Pallikaranai. Each time they will change the name and do constructions.Now the new name is SunShine Suites in pallikaranai.

They will collect meter vatti and they are real money looters. The constructions also very very worst. Before buying go and visit their previous constructions and check with the People over there. I have checked with them. They are crying still. Many many hidden cost.After reading this and buy with them then you will also come one day to write such review in this page. I am sure.

They are sitting on the money of investors and relaxly doing the project. all consumers are advised to be ware of their projects.

Their construction quality is ok, you might find cracks in the first floor itself, construction will be very delayed, bad approach roads. they will rotate the funds to their other divisions: Service apartment & Hotel, Printing Unit. very poor Management. no skilled Construction.

They will charge interest for customers without any proper reasons / intimations and if you don't pay the interest they will minus the interest amount in your already paid amount and increase your balance due. They just simply say we are going as per agreement, as per schedule. Kindly read the schedule before signing builder agreement. It will be favorable only to the builder and it won't contain stage of flooring, plumbing, electrical, common area. once plastering completed 95% should be paid, and after payment they slow down the progress of the work.

I have been promised for completion on may 2013 till now no response, when I spoke some person he says he joined newly as marketing executive, he says mar 2014 for new booking customers. I don't know what to do. Their contact person or numbers are also not proper new new person will pick the call every time in their contact numbers( even in mobile).

Now they are telling new marketing team and customer relation team formed, everything will be sorted out, but nothing is progressing in the site. WORK PROGESS IS VERY VERY SLOW for 46 unit apartment. They are just playing in my money and my sentiments.

I like to review the Rajeswari Infrastructure Limited, Chennai. I have bought a villa in their Opulence Ville, Mughalivakkam.

My first Impression are following things is their

I am very unhappy with their quality of work- leakage from Terrace Tank. The services of the team at the Rajeswari team has been extremely arrogant and no client/customer respect.

I don't know where to complain about these people.

Never trust Rajeswari Infrastructure Ltd / Rajeswari Foundation Ltd / Rajeswari Graphics Limited, too many names to cheat the consumers, don't trust their Construction with what they show in their promotional advertisement. Their construction quality is very poor. I have been personally impacted as I had booked in RGL Dream Bunglow. It’s almost 1 yrs and still my project is not completed.

I had to ask them to rework 2 to 3 times on my home for the poor quality of construction works carried out on my home. No Customer care team, they don't look at customers as the people who had paid the money for the home.

I was humiliated so badly by their Management team when I went to asked about the delay on my home, certain requirement should have been provided as basic necessities which they have not provided and stating that those should be asked as customization at the earlier stage and not at last stage.

Once you have paid the 95%( Once plastering completed, they collect it) of your money for the home, even I paid 97%, you would be least considered. NEVER GO for Rajeswari Construction for any of your House/Villa/flat.

I have to fight for each and every quality compromises that is being done on my home.

I strongly agree - I got very bad experience from Rajeswari Infrastructure Ltd( RIL) . Marketing & Customer care behaviors very poor. As a company, you should maintain your name. but RIL looking for only MONEY MONEY MONEY MONEY MONEY MONEY MONEY. I won't recommend anyone.

RIL is very rude to the customers after booking a flat and making the 60% of the money.They go by what they say and never listens to the customer requirements.

I would kindly request those who read this review to honestly share this with as many as they know to create a awareness and make customers more cautious before booking a flat from RIL.

I was forced to cancel my booking from their ongoing project called 'Ramamurthi Avenue'. They are not honest. They demanded more (25% of the agreed price) than the price which was agreed at the time of booking.

I paid more than 25% of the cost of the building subsequent to my booking which was done 10 months ago. They sent building plan and agreement template, etc, etc. without getting the CMDA approval.

They got the approval only during last month. They returned my money after enjoying and playing it for more than 10 months. Whatever happened to me is certainly good.

From the members of Mouthshut/other real estate forums, I came to know that the quality of construction is also the worst.

As stated by them only poor quality materials and fittings were provided in their projects. Water leakages were also reported by them.

Dear NRIs, please avoid RAJESHWARI INFRASTRUCTURE at any cost and invest your hard earned money in good projects.

Builder was known as Rajeswari Graphics( RGL) earlier. Started off with building independent bunglow houses in Manapakkam area in chennai.

Off late the quality has been very poor and the troubles of the owners are countless.

The Builder has been completely blind to the requests to the poor quality and workmanship and grossly falsifying the benefits of his projects. He is completely blind to the requests as there is no accountability from his company. He has a deliberate tactic of saying yes, but never delivering on small items. The construction defects at the Mugalivakkam site( constructed in progress now - 2008 onwards) is very bad. The roofs and walls leak, faulty plumbing lines, poor and extremely shabby wood work, extremely poor paint job - watered down and fades in 6 months flat are countless. The external and interior have is so bad, what of the things that we do not see. the foundation, the septic tank etc. There are complaints from neighbors that the septic tanks are leaking or absorbing surrounding water and gets full in 3-4 weeks.

His work crew and managers are relatives and they pretend and agree to all demand s orally. No written commitment is provided on the quality and assured delivery.

On contract, the building is supposed to be delivered in 12 months from the date of registration. In reality, it is anywhere between 2+ years. If you insist, you would get the building completed in 12 months or less, but you are left with extremely shabby work with leaky roofs/walls and the builder puts the blame on you for rushing him.

On top of this, the access roads are pathetic and though he promises that it is a gated community, none of the amneties have been provided till date since the project's first phase completed 2 years ago. - no gates, rooms for watchman - which was orally promised to all when we signed the agreement - each phase in mugalivalkkam is completed at a different time. the first phase still feels like there is construction going on as the builder uses this thoroughly - no maintenance plan or handover of the sewage treatement plant yet. NO ONE knows what shape this is. The buildings per say are very poor . what to say of the sewage plant. No plan to handle the overflow or treatement from this plant.

Please share your reviews of your horuse purchase with this builder. Lets make this review heard.

If you are planning to purchase any property promoted by this builder, please, please have a spot inspection of his current and complete projects in the last 2-3 years. You will think twice and you better do for the price you will be paying is quite high in the end.

This is a review of Rajeswari Infrastructure Ltd (https://rflindia.org/) also known as Rajeswari Foundations. They are a Chennai based company and have been selling their properties under the brand name RGL Dream Bungalow.This particular project I am reviewing is being executed in 5 phases.I was one of the unfortunate people to buy one of their bungalows (Phase 2) in Mugalivakkam, Chennai. The main clientèle of this company/project are NRIs. I was one when I bought the house but now I have relocated back to India. Let me explain the issues 1) Poor quality material used in construction - The builder was using decent stuff for Phase 1 to get customers but once he got a few customers, they outsourced all construction to a 3rd party that employed unskilled labor from Northern states and used absolutely low grade material. Most houses in phase 2 & 3 have water leakages. In fact in some houses, you have a waterfall in their internal staircase when it rains heavily. Really a dream come true !! 2) Poor quality fittings & Finishing - You should see the windows used in this "Dream Bungalow" Its quite a nightmare to be honest.

Also the quality of the doors, locks, bathroom fittings are of the lowest class. The doors have the wall paint splattered all over them and they did not even bother to clean it up. 3) No compound wall and provision for security - The builder initially promised that he would construct a compound wall & gates for the entire project and provide a security room. But even 2 years after construction the wall is to see day of light. 4) The approach road from the road into the property was supposed to be concreted by the builder. He has not done it yet in spite of so many requests & complaints. 5) Unresponsive Nature of the company - All properties have problem and that fact one has to acknowledge. But good builders acknowledge this and take action. But not this company. We have been representing and highlighting our concerns to the MD but he has not done a single thing yet. Even during the construction phase they are a difficult company to deal with. They behave well till the time you book with them after that they dont care for you.

So friends, especially NRI friends, please avoid this builder and project at any cost and invest your hard earned money with some good & ho
