Krishnageet Shelters in K R Puram (Pai Layout) is a project by Nova Hamlet. This review concerns flats in the new block A.

The draft sale agreement for the sale of owner's share flats, as given by the marketing persons is improper, and does not stand up to legal scrutiny. Despite being clearly told so by multiple lawyers, the land owner refuses to sign a valid sale agreement. SBI, for example, refuses to give loans based on such invalid agreements.

The land owner ( C Ashok) is not a honest person. Even after agreeing to the sale price and taking the advance, he refused to sign the sale agreement. He kept stalling the transaction and tried to increase the price instead.The land owner is not polite and has no manners and talks in a crude manner. He cuts conversations off abruptly. It is extremely difficult to even speak to him.

Despite clearly being told to either sign the agreement or return the advance, he took over 4 months to return the advance, causing great stress. His intentions and motives are very ulterior. Avoid buying a flat, esp owner's share flats in this building, as the land owner will try to cheat you and it required massive effort just to get back out of this fraud. Even the marketing persons are unable to influence him and their words are meaningless.

Further, there are significant deviations in the building from the approved plans and also building bylaw violations exist. There are plans to build a C Block, which will also violate the FAR rule. The land for swimming pool, etc is still owned by C Ashok , as is the land just in front of the gate and these are not a part of the apartment complex so there is no guarantee in future that these will be part of the apartment. The whole thing is a mess, and it could be a massive fraud. Advice : Do not buy a flat here, because of land ownership and building plan problems.

Do not particularly and especially buy flat of the land owner share due to legal problems in the sale of land owner's flats and the unimaginable stress involved in getting out of this fraud.
