One of the best and affordable layouts near E.City

Review On Daadys Builders, Bangalore

I own a villa in this layout for last 5 years. This is a layout which has 70% houses built unlike most layouts near Electronics City. It is a safe place to stay and connected to city very well. Metro Phase 2 has hebbagodi station planned.

Few points to note about the layout:

1.Security was a major issue. Now the association is formed and a strong security is put up.

2.There was no issue with water, electricity . So many transformers all around. Power goes off once in a while. Inverter is good enough. Row houses(daliya) and flats(olive) have their own genset backup.

1. Low lying areas in the layout near the lake used to have flooding during rainy seasons. Association raised this issue to builder and Builder took care of it by constructing a drainage next to lake to collect the seepage from lake. Last year, it didn't flood.

   
   




2. Roads are wide enough and lined with trees. It gives lots of greenery to layout. Patch work of roads are still done by builder even after 5 years. No retarring is done yet.

   
   




3. Layout is next a nice lake. Unfortunately, there is no park or pathways on lakeshore to enjoy the lakeview. Lake provides nice breeze. Migratory birds like Pelicans are spotted during season. sun rise is very beautiful over the lake! check it out at btwn 6 - 6:45 am

   
   




4. walkable from highway. Just 800 meters to main gate.

   
   




5. No operational club house yet even after 5 years. Now, four storied club house building is almost complete which is supposed to have indoor badminton court, restaurant, gym etc. Swimming pool is also getting ready. Again, thanks to Association efforts to make these happen.

   
   




6. No water problem so far. there are 3 borewells. Water is hard as usual. Need softener. Thanks to lakes, none of the borewells got dried so far.

   
   




7. New apartments seem to be coming up in few vacant lands in and around the layout.

   
   




8. Tennis court and park area are in bad shape due to no maintenance and construction of clubhouse next to them.

   
   




9. Very affordable layout, would be one of the best once all amenities are started. Park area is pretty huge but is a corner. It was functional in the beginning( years back) and kids used to play daily. Now it is in bad shape due to construction of clubhouse and pool. Hope builder will take care of the once clubhouse is over.

11. Nice crowd: Most residents are IT folks working in E.City / Outer ring road. There also many are scientists from Biocon and Doctors working in Narayana hrudyalaya staying here. Unlike many layouts in city, here people to people contact is more which give a good social environment. Most houses have owners staying. Rest are rented to families. Only couple of houses have bachelors. Cultural celebrations( on Onam, Diwali, Independence day etc) also happen in this layout which is unheard of in most layouts in city. Onam feast and cultural programs were attended by 400 - 500 people!

    
    




12. Very near to hospitals: Vimayalaya hospital and Narayana Hrudyalaya near by

    
    




13. Lots of school buses comes to the layout: buses from DPS East( 10 kms away), SFS( 1 km), Treamis, Ebenezer, one school in HSR

    
    




14. very near to Fruit market to buy fruits at wholesale prices

    
    




15. Place is very near to Neomall, the biggest shopping mall in Bangalore coming up just behind Hebbagodi. It is just 2 kms from layout across the highway.

    
    




16. Hebbagodi will be a Metro train station in Phase 2( exp 2015 or so).
