I am a resident of this apartment complex, ARA VISHWAS.Not a satisfied one, a worried one in fact(going bythe level of documentation approvals they have).
This being my first, flat investment.I am learning a lot about how builders cut corners or take approvals.How government departments are either be-fooled or they close their eyes.
With little options left, I am contemplating further action.
UDS allocation discrepancy: UDS allocated on equal share basis to all flats, irrespective of the flat super built-up or carpet area. UDS allocated to all the flats in total is more than the actual land area available.If you happen to be a new buyer, do check what is the undivided share on offer for you.If you happen to buy from the unapproved floor, your investment is doomed for sure.
Building status:
Lot of cracks in walls, now in ceiling too.
Basement is junkyard, where some residents and builder has dumped waste material.Snakes seen sometimes.

Got a letter from Electrical inspectorate, the building has one unapproved floor.What happens to the clearances given by electrical inspector, after this report?
The plan submitted to electrical inspectorate states the floor that is not approved by the BBMP.The electrical inspectorate has given approval for the plan(almost with in few days time), based on that all electrical installations are done.After that(almost 2 months), the electrical inspector has given another letter to BESCOM, where he has clearly stated there is an unapproved floor in the building.Why electrical inspector gave approval to electrical plan, without waiting for the building plan approval from BBMP is self explanatory.
Does, this letter / report cancels earlier plan approval given by the electrical inspectorate.As usual, BESCOM has not taken any action as they have got their payments required.
Rs 15K is to be paid by each of the flat owners to get A khata(for each of the flat). This is over and above the statutory fees to be paid to the BBMP. How BBMP can give A khata to a building, which has such plan violations is also self explanatory to all.
Waiting for further documents from BBMP and Bescom.Will add more content on further action as and when I get further information / documents.
If you happen to buy a flat in the upper floors and are required to use lifts, prey to god for safety and wellness.Buy, sufficient insurance health, accident and life cover.The lifts are the worst of the worst lot.Frequent failures and incidents involving residents.
Again, no approval from any of the concerned govt. departments for installation of lifts.
New buyers for higher floor flats, do check on lifts condition, then make a call.
If you are considering to buy a flat in this apartment even after reading this review, do check if builders have cleared their maintenance dues. Recently one flat was sold, for which the maintenance dues were not paid for more than an year. At least check with the maintenance responsible about dues to be cleared.
Note: Lift license obtained by builder in 2020. The lifts are 4 to 5 years old, still electrical inspector has given license. License given excluding illegally constructed penthouse floor.
