Vishnu developers, Bangalore

Vishnu Developers have come up with a Excellent Project called "Vishnu Habitat" with 0% deviation and occupancy certificate given. Builder is a very nice gentlemen, have spoken to him clarified with regard to reviews which has been put by other people.  the reviews are totally wrong and he is having all the proof for the same.

Don't get attracted by negative things, overall the project and builder is very good.

Way they do  fraud, be cautious be safe .

There mode of operand is:

1. 
   He will lure you to buy his apartments, promising many amenities.
   



2. 
   He will then take agreement money for the agreement, till this point he will be very polite and cooperative.
   



3. 
   Now the game begins: Now he will ignore all your promises, he will not give many promised amenities, construction quality will be downgraded, project will be delayed by more than 2 years.
   



4. 
   Finally when you are fed-up with his wrong doings and just want your flat he will show his true color, he will ask you to pay some tax amount(8-10%) of the total flat cost and will refuse to register the sale deed unless you pay him the money demanded, if you ask for a receipt then he will straight away ask you to go to court and will tell you that if you go to court it will take 20 years to settle the matter and better you pay this money.
   

Please beware of the above so that you can save yourself from this cheating, just remember one thing that we put our life long saving while purchasing a flat and there can't be anything worst then felling pray to such FRAUD Developers.

One of my friend was also lured by VISHNU DEVELOPERS:

he expressed his interest in one of there projects, as a close friend of mine he was aware of VISHNU DEVELOPERS, but he was just about to book the flat when he accidently told me that it is some Maharshi develoeprs run by Mr. Baliga, I asked the complete name and he told "Mr. GANESH BALIGA and NIHIL BALIGA". ohh my goodness, I told him that they are the same VISHNU DEVELOEPRS.he was saved.

so be aware of there new tactics. they might come with some new name .enquire deep before booking anywhere.

I was just about to book flat in there vishnu habitat.

My friend asked me to see the review before buying, as the reviews were very bad i still thought to give it a chance and go and see the apartments completed by this developer, we went and saw there apartment near kundalahalli signal, asked one of the owner he said no there is no problem here, but the building was looking in miserable condition, i asked the security guy , he was reluctant to say anything in the beginning but then i offered him 50 bucks, he then told me the truth, there is no water connection which might be ok as many apartments in bangalore don't have kaveri connection but they also don't have sewage connection and security guy told me that in the rains things are horrible here, i then decided to approach some other owner to find out if builder is responsible for any of this, frankly I was willing to book in vishnu habitat as they were quoting less , then when i talked to one more owner , he was a good gentlemen , he said that never buy from vishnu developers , as per him whatever is written on the internet is right, these baliga's are big time cheaters , i got to know that just before registration he will demand huge amount on the name of some government tax and will not give any receipt for that money, if you insist then he will refuse to register and dare to go even to supreme court, the owner also told that this developer is actually a developer who was operating in mangalore and came to Bangalore when he got bad name in his neighbourhood in mangalore.

His apartments are still lacking the basic amenities, this developer has lot of court cases in the Bangalore courts and changes his name very frequently. I was confused as one of the owner is saying no problem and other is telling me all this, i casually asked that owner as why other owner is not telling me all this, he disclosed that many of the owners in this building are relatives to the builder ;) , they got the flats here for free so they don't have much problem .........ohhh my my...

I decided not to book and feel very grateful to the owner who told me the true story. Thank god, I am saved, Otherwise, I was going to give booking amount to this fraud builder.

If you are planning to buy from Vishnu Developers OR Maheswari Developers, THINK Twice.

Ganesh Baliga and Nikhil Baliga has opened two cheating agencies. They build a concrete structure, without any plan, without any facilities and sale them. Do NOT get dragged by the great graphic works in their websites.

Instead, do visit Vishnu Enclave (near Kundanahalli Gate) and decide yourself.

Look at the flat ffom outside and it will look like a haunted house in just 6 years.

One of the beams have broken; the building may collapse. There is no water connection provided; it seems the builder has taken money from all flat owners. and have not yet deposited the money.

So be CAREFUL.....

FRAUD BY BUILDER VISHNU DEVELOPERS are fraud, they built VISHNU ENCLAVE 4.5 years back  and took money to provide BWSSB (KAVERY CONNECTION) but till date we don’t get WATER CONNECTION, he has also not paid BETTERMENT CHARGES TO  BBMP.

MR. GANESH BALIGA is a FRAUD Person. IF you request him to get promised things done, he will start abusing and threatening saying that he will "throw you out of the FLAT" and other severe consequences...GUYS Please don’t buy his apartments, he is building VISHNU HABITAT and other projects.

Please come and meet the fellow residents of VISHNU ENCLAVE and know his credentials before investing your hard earned money.
