Here are the feedback/complaint about the builder SRI LR CONSTRUCTION, K.K NAGAR, CHENNAI from 6 flats owners of SRI LR ARPUDAM, located at Om Shakti Nagar, Valasaravakkam.
The major problems that we faced and spend money to solve the issues as builder SRI LR CONSTRUCTION never response to our issues since he got full payment.
1.Lift- Frequent Breakdowns, Malfunctioning, Slow Operation, Noise and Vibrations, Improper Weight Handling, High power consumption because of locally assembled, no safety alarm or phone and stabilizer not installed for lift.
2.Terrace- Full crack in trace tiles due to improper laying of weatherproof tiles we arranged third party civil engineer to solve this issue otherwise building will get water seepage or weak of structural.
3.Poor Electrical Work-For past 1.5 years we faced low voltage, one phase power frequent cut. We consulted “A” license electrical engineer and solved by laying new power cable.
4.Pressure Motor- Due to high damage pressure gauge it damaged our water heater, and on same days the coil burned, so far, it’s in faulty condition.
5.Generator- ELCB(Earth Leakage Circuit Breaker) will trip when generator turn on.
6.No sunshade in the windows. Water leaking thro’ windows during in the raining time.
7.Delicate(Low sturdy) gates provided.
8.Car Parking- We constructed car ramp for easy parking. Make sure all parking space is sufficient to park SUV/Sedan cars and bike, and cross check with plan approval. Ask to include car parking space in Registration document.
9.CCTV not working in Lift. Flat cable to be used in the lift but installed with round cable that cause danger.
10.Every month we are spending money to solve the problem.
11.Ask for invoice for all installed product to verify the quality and originality of each product that installed in the building.
Key factors to consider before buying a flat,
•Verify complete building plan approval with construction, soil testing report, CMDA approval, Clearance Certificate, No objection certificate if any, Bill payment settlement for water, EB, property, sewage etc.
• As a first-time flat buyer, we will be very eager for our new home, but this builder SRI LR CONSTRUCTION irritate us because of persistent delays or deadline violations. These delays frequently point to insufficient preparation or poor project management.
• The builder fails to communicate clearly or consistently; it can cause misunderstandings and discontent with the finished product since our(flat owners) expectations are not fulfilled.So always ask and get written proof, avoid oral confirmation for safety. Final payment to be done only after completion of all work and never opt for any extra work. If so final amount that you are paying will be extra per square/ft.
Finally, if you have plan to buy a flat, ask builder to install a separate transformer for your apartment to avoid voltage fluctuation, branded lift like Johnson/Kone. Ask to install Grundfos brand pressure motor and Kirloskar brand generator.
