I own a flat in Raja Aristos, I had gone through the legal documents of Raja Aristos project and also vetted the same documents with the help of my Advocate and also cross verified on the court case as the same does not affect me as I have purchased this flat from the builder’s share.

Based on my advocate’s guidance, we had completed the registration formalities  and have moved into the flat stay happily.  I also suggest the new buyers to contact the builders directly and get a clear picture and buy from them.

Litigation Raja Aristos: Warn innocent buyers!

The supreme court and the high courts have passed judgement against this builder in this litigation case on Raja Aristos. Please read carefully below about the updates from supreme court and high courts.

19th Oct 2015: Latest update regarding this litigation property. The builders and petitioners had made a petition for special leave to appeal no. 21115/2015 in the honorable supreme court. The supreme court had stayed the HC order on 03.08.2015. The case was again heard by the honorable judges on 21.09.2015 and it dismissed the order.

The supreme court made the following order:

"We do not find any merit in the petition. The special leave petition is, accordingly, dismissed. The trial court shall expedite the trial and the learned counsel appearing for the parties have assured this court that their counterparts appearing before the trial court shall extend their cooperation to the Court, so that the trial can be concluded at an early date."

Please be cautious before buying any property from this builder. They have quite a reputation for dealing with such litigation properties and lands. I'm also appalled by the number of fake reviews this builder has with all 5 stars. People are smart and are well aware of this. Please spread the news about this builder misleading the public to think this is a litigation free property.

I found that this builder has a lot of litigation cases in their properties. Found the latest update on their case regarding Raja Aristos.

The High Court has dismissed the builder's(Raja Housing) appeal for rejection. The original appeal is allowed and the suit is restored to file. Please find the high court's judgement here: https://judgmenthck.kar.nic.in/judgmentsdsp/bitstream/123456789/56799/1/RFA215-15-17-03-2015.pdf

The orders of the high court are on page 25/26. Please caution other buyers/potential buyers to not buy this litigation property.

Quality roofing and construction

After viewing hoarding, I enquired about this builders. At first I thought they were not good in construction and quality delivery.

But, my assumption was completely wrong after I visited Raja Aristos site which was simply superb in elevation, construction, view of the building.

I hope engineers worked hard for the design of the Aristos site and also I came to know about this builders that they were never comprised about the quality of the building which I have seen very rare. I heartly appreciate the builders of having such attitude. Wishing you a good luck in your future!
Good project with sophisticated amenitites

I have seen a project named Raja Woods Park in Bannerghatta road which is very close to nice intersection. I am pleased to say that I love this villa specially because of home automation and internal courtyards.

All the documents are clear enough to say that the property will fetch more in property value since it is close to proposed to metro station. I feel blessed to see this beautiful villa project in wonderful location.

I personally recommend this company. They are very good in the technical department and professionally manage their clients and resolve all the queries.

I looked for many real estate companies to buy a flat in Bangalore at an affordable cost and I finally decided to go with them. It was a really very good experience working with Raja Aristos project, they provided all basic amenities with 100% power back up and shopping complex too. The project view is very beautiful and tactically constructed.  Moreover, the construction quality was good, if there were any damages, they responded very soon and helped me out regarding the bathroom tiles. I am really blessed to get an apartment here since the service rendered by the employees of the company is awesome.

We bought an apartment at Raja Prakruthi as well as Raja Aristos, we found Raja Hosing is absolutely top class builder in terms of quality of construction, Customer service and on time delivery.

We got proper response every time and Raja Housing Management is just super in terms of customer support. Many of my friends bought property from Raja Housing and they all are happy.

I have recently bought a flat at Raja Aristos 2 Bhk off Bannerghatta Road, I found Raja Housing is just awesome, Construction quality is just excellent, Sales and Technical team are very polite towards customer.

And customer service is just excellent. One of my friend booked Raja Aristos with his references I bought a flat. Very good finishing and on time delivery.

I visited Raja Aristos and met one of the marketing executives called Shabber. My first bad experience with him was that as a sales person, he should have been polite. He committed 80% carpet area. Later on, I found only 70% carpet area.In Raja Aristos, case is going on. Visit Shanidi before buying anything from this builder.

In 2010 I thought of buying a 2BHK flat in Bangalore. For that I met so many builders and also met with people who have bought the flat from some of the builders in Bangalore. I met one my friend Mr. Nitish Kumar who had bought the flat with Raja Housing Builder one year back(in 2009). At that time I was also in touch with him when he bought his home. After seeing his home we also planned to come to this builder. At that time I visited some other builder’s offices as well for self-satisfaction.

After that I got to know that most of the existing customers were happy with their flats with Raja Housing. So, I also decided to buy our home in the same project of this builder. I booked our flat in February 2010. At that time construction had started and we were told that the construction would finish by March 2013. According to their promise we really got the flat around the same time. I want to say thanks to Raja Housing company for their quality of work.

I was planning to buy a flat in Aristos. I got negative feedback in the internet. So I personally visited Raja's previous projects- Sannidhi. Apartment is in bad shape. Builder has not done what ever he promised to do. There is no way for ambulance and fire engine to reach ABC blocks of Sannidhi.

I spoke to the people over there. None of them gave positive feedback about the builder. It seems D block in this apartment was locked for more than 1.5 yrs due to legal issues. D block flat owners have paid 100% money and waiting for their apartment for months.

After seeing all these things I decided not to book Aristos. Think twice before you book a flat with this builder.

Beware of this builder. Pl visit raja sannidhi in begur then decide. They have lot issues with land. They were not able to  carry out work at D block in raja sannidhi due legal issues with land owner.

For the last one year the D block is simply locked. People who purchased apartment in d block is under pathetic condition.

Beware of this builder, Pl visit Raja Sannidhi.

I have taken a flat in Raja Aristos about a year back from Raja Housing Ltd., at a very good price. Now, the price has gone-up; I am happy that I find a good appreciation in prices. Also, the project is progressing as per their commitment. It is advisable for people who can buy apartments in Aristos.
