Jatti Dwarakamai layout and villas in itself are quite beautiful. the eco-friendly concept is quite inspiring and a good step taken by the builders to protect nature. though located in the central part of Whitefield, it is away from noise and pollution and surrounded by greenery.

there were some issues between owners regarding maintenance but it seems to have been resolved legally. worth investing in these villas.

I’m residing in the layout and can genuinely attest to the fact that this layout built by Jatti Engineering is beautiful, has good quality construction and crystal clear titles('A' Khata)

However, I'm also using this review to respond to'DHOA's defamatory review. DHOA are a handful of owners who have been spamming across multiple platform with negative reviews and fake stories hoping to disrupt the developers image and mentally harrass Mr. and Mrs. Jatti(who are living in the layout)

But why are they doing this?

Here's why:

For years the developers(Mr and Mrs. Jatti) have been maintaining the layout peacefully. Some owners were not paying the maintenance dues regularly and always making excuses. Fed up, the developers sent these owners a notice asking them to pay their dues. Instead of paying, these owners formed an association illegally and secretly.(this was done to escape from the dues, the karnataka high court later deemed this association as illegal).

Despite several request from the developers, these owners continued to violate many term on the sale deed. So, the developers cut off DG power and intercom as per the sale agreement(which these owners have been falsely painting as "harrassment") Still, in the end the developers only took them to these owners to the court to settle the dispute legally. The Karnataka high court passed a judgement in favour of the developers and ordered the owners to stop violating the sale deed(151/2018, 152/2018, 153/2018, 155/2018, 156/2018 & 157/2018).

These owners are clearly not happy with the judgement. So, they are spamming with negative reviews and false stories across all platforms hoping to disrupt the developers name. They went as far as filing a writ petition asking BBMP to take over the maintenance of the layout(another attempt at escaping from the piling up dues).

So, what is the situation now?

The issue has been RESOLVED LEGALLY. The layout is peaceful but with a few owners not happy with the judgement(understandably)

The most recent judgement came from the Karnataka High court on JUNE 2020 (A.C.No - 185/2019) saying that the developers only should continue to maintain the layout till BBMP/BWSSB can provide all the facilities and that the owners should stop violating the sale deed and other laws.

So, the developers are merely following the high court order and maintaining the layout much to the dismay of some owners. Please don't get carried away by these owners' negative reviews. They have lost in the court of law and are merely channeling their frustration into these negative reviews. Had they honoured the sale agreement and followed the rules, none of this would have happened. Anyway, from a larger perspective this is just a minor maintenance dispute. The layout in itself is beautiful and peaceful.

Judging by their beautiful eco-friendly layout you can make out that these builders are nature lovers. They don't seem like the typical builders in Bangalore. I really liked the quality of their constructions and the layout itself. It felt like as though I was in a holiday nature's retreat or resort or something. Doesn't even feel like Bangalore. My regards to Mr and Mrs Jatti.

Really love this place! Very rarely you will find a layout so green in Whitefield.So many fruit trees and birds chirping. Mr and Mrs Jatti are also genuine and down to earth people who are living within the layout itself. There were some maintenance related issues between some owners last year but it seems to have resolved in the court of law and everything seems to have settled down.
