First of I would like to say to its proprietor that if he provide good service to his customers with Ethics he may not need to register so may ID's with this web site and try to hide your real face by posting so nice reviews, you may can hide the truth for time being but you can never change the truth

your total customer's as of the today  is 19 out of 16 flats & 4 independent houses in which 9 customers purely came to anupam by jayaraj, other too has got clear explanation by jayaraj

I know that only professional (Engineer) in your company is jayaraj who is the technical & moral support for your company

Running a company is not that much tough but creating a company is the real work that too only one engineer other two are not professionals

jayaraj, karthik, & hitesh was been a partner of the company later on Mr.kumar was also added as a partner by word of mouth

As because of funds was pumped through Mr.hitesh & based on trust he had taken all the authority as proprietor

that the funds came through you is not yours only for your guru's word (not based on trust on you )some peoples   paid you. you also disappointed both of them

We know how & why you came to this chennai from rajastan .

As your have not performed ethically you got some restriction from jayaraj because your concentration was only on money but what his concentration customer satisfaction  , Quality also on profit for the company

As you got restriction from jayaraj you played nice game against him to spoil his image he was unaware because of the trust he had it on you

so he don't wanted to give support for your unethical things he had started a new company on his own but begged him nothing like that not to leave the partnership

now you are telling that you have thrown him out of the company because of cheating which is not at all true, the investors & your clients know that who is the real cheater

As you are saying if jayaraj has got few lacks he don't need to fight for his survival I know his real situation how much he was cheated by you and how much you have played in his life

if he was not in your firm you may be in the field but not even the level reached today

here I can publish your customers name and phone numbers which will totally show your real face but as a humanity & brother hood through our master I don't wanted to do it

so stop all these nonsense at least now on give the real service & get your profit  the real customers will write the review about your company (you don't need to write review by your self using so many id's)

Hi, I have been to this builder few week back and seen their projects. finished and ongoing. One thing is very appreciative that they introduce new ideas in their every next project. Just sitting and checking about builders , i cam across this mouth-shut also and saw the information given here . So I subscribed just now to mouth shut.

Its true that I was not able to meet the owner about whom I heard a young man with lot of ideas from his staff. They were saying before every project for any flat or house he would think himself as customtakeouter , till he is satisfied with all arrangements.Really it was so impressive to hear this.

But what I see here in the reviews doesn't seems to fit on this builder, looks like someone giving reviews based on revenge or jealousy. I sent a mail to Mr Hitesh about this mouth shut also , asking him the clarifications on people comments. Lets see whats true and whats not.Personally , I would recommend this company for people who knows what is real.

I am Jayaraj a Civil Engineer with Ethics and service motto

I saw the Anupam Builder claims that he has done a good Job and telling lies.

Basically that fellow Hitesh is a Marwadi dealing money

Somehow he entered in field of real estate and doing all frauds. From the beginning I was telling him to do some service to buyers other wise Name and reputation will go off. But he says In this world no one remembers the service and simply make money on every opportunity. I was involved in 4 projects which were a real shabby work. First he will not discuss about the ground area UDS with flat buyers. He will show a flat plan without any measurements. By word of mouth he will say dimensions if customer is clever they have to note down and ask for his sign on that. Almost all customer will not do.

Next comes common area. Initially he will say 16% he is allotting and after construction you will find around 30%. In my opinion all customers do not insist on approved plan before paying or getting into deal. Once the first payment is received you can never get anything from Hitesh. Then after Politely he will threaten.

We can make a beginning by making money demands, polite as they may be, out of acceptance and realization that ’HE’ ‘GH “Hitesh” knows, what buyer need and will fulfil that need with telling threatening and harassing ’HIM’ once , but several times.

This was the lesson we were asked to follow honestly. Our salaries and bread winning were from these activities. How politely we parry the important questions of buyer like documents, Plan and commitments before getting in to trap our success lies.

Major threat I was asked to make by peanalizing the customer for their interventions during flat construction. For example if one customer ask the pooja cupboard to be on east side for shifting I was asked to charge money equivalents for my Bi monthly expenses of petrol , salary, phone etc.

Two of the customers gave money for stage payment in black to tune of 8 Lacs once. We had out standing and we had to pay the construction contractor around 9Lacs . I asked the Hitesh to spare 8 lacs and the reply what I got was a proposed construction buyer ( where in Plan is not ready) will give advance and from that meet this building which is 60% complete. He took all the money to North India trip for Pleasure!!!!!!!!

So as result construction did not progress fight with contractor.. contractor worker involved in illegal work inside site for bread winning .. Police complaint was to go ……

You people buyers are closing eyes and coming for flat. The finance to be preferably arranged by yourselves. Becoz all private bankers were paid salary by "Anupam" . If lender once sign papers then money will flow to Hitesh just like that and you will pay interest".

It was a nice experience to write this. Basically I am a doctor working in Chennai. I was practising in Kottayam and because of certain professional reasons shifted to madras. I sold my land in Kottayam and decided to settle in Chennai. As a part of acquiring a flat I was in search. I went to several locations and my budget was 35 Lacs .

I was looking for various places and as a part of my search I saw this builder also.I had a discussion with him, while discussing there were phone calls coming and he said he is in North india.

another time a lady assistant answered a call stating that he is busy in site inspection and with Govt official. her movement was very suspicious and walking around and hiding some thing. she peeped in our room and told Maha is calling sir. the reply was tell him I am with CMDA official will call back.I asked simple questions like what is carpet area, common area, sewage provisions, type of construction, facilities etc. All are excellent answers lke Raheja builders or rams. But when asked to show in documents like approved Plan etc refused and said he is a Very big builder if buyers satisfaction is not there he will return 5 times money. A great bluff.

I asked him to show few constructions he told later some time. I asked to show one customer, he rang and gave phone whom I found he is a employee. During my discussion he was keen on knowing how much cash I have in hand and how quickly I can pay after selling the property. Next day I went alone to see one of his construction and enquired with watchman about it. Their views are try to get house which is 90% complete. This building we cannot say when will be over. My boss did not get payment from builder. work stopped for 3 weeks.

asked whether did you speak with builder, he said we don't speak with that "hindi man" only supervisor called "BHARATI' . Further they said they will construct without proper care and what comes you have to accept. this reason due to lump sum contract for the actual building contract. Most importantly they said many people who booked with him are crying and one even told they will commit suicide!.?. They say " Hindi Man " is dangerous and He will Behave like Political Person later after Booking!

So very dangerous fellow be careful with booking such people

Below is my first ever review for this builder and I felt so strange when I saw that the people who worked for Owner of Anupam Builders had left and taken money from accounts and ran away. Now as I knew and met all these people in office. I can recall that the owner behavior which was so gentle. then I thought of check these review people. As someone just now said all people names are of one person name Mr Jayaraj . I know this person personally and in my first visit to builders office I met him first that they he admired his boss that he gives them everything but in the name of Some God or guru..not from his side. He said boss also provided them house and fees of kids. I was happy to hear that. Now when I see Mr Jayarj review. I feel pity on him that he is trying so cheap politics against his annan data.

I came to this builder through property portals while searching a property for investment in Chennai. We have already bought two flats in Chennai but we were amazed to see the transparency of Anupam Builders towards costing for flats.They explained every and each aspect of land buying and construction cost. It was so amazing to see the patience of their staff.

Though we changed our mind of  buying a flat due to our own financial reasons but would definitely contact then for future investment.

Regarding "Anupam Builders".I had seen the reviews posted in MOUTHSHUT by different people & their different opinions.

Personally we experienced, we bought a flat from this company & yes there was small misunderstanding's with this company because of the one (gentleman) in the company.The owner was so kind & we didn't feel that he is money oriented.

After completion we surprised what we received from the builder, now a days most of the builders will keep some land on their name and build a flat  to earn more money. Though he had a chance to do so but not. . .We had a good flat in a prime locality with good price.

I strongly recommend this builder, and re this fake reviews I feel all these APPRECIATIONS are from  the person who doesn't want to grow this company further & trying to spoil the image of this company.

Recently I approached builder to buy a flat and I have seen their completed projects unfortunately I met 2 buyers who bought flats from Anupam Builders and had a conversation to know about builder being they were experienced with builder. .As per my understanding  they are good about quality & concern to clients requests, and I received comment that what they commit they will provide and for extra they charge which every builder do.

Being I am a software employee I use net a lot and it happen me to look this Mouth Shut reviews on Anupam Builders, I don't think so all these reviews are true and I understood after seeing these reviews by sitting outside many people can say many things I personally experienced the buyers who faced the builder.

I finalized 2 flat's in their proposed construction at manapakam for me & for my colleague friend. Another 4 flat's left in the project and I am trying to get those also by discussing with my other colleague's. Becasue I have so impressed with the builders and their hospitality. I refer this builder to all my known person.

I know this owner from last 8-9 years he had been a normal guy , spent time with and in good works and today when I received a message on my mobile my curiosity brought me here and I was shocked to see all his people who used to live on his money trying so many thing on this platform.

The builder had spent huge money on these guys to make their life worth but the saying of crow and DIRT is justified here.

Anyone reading these reviews just keep a watch on review dates and time posts and person names and numbers... if you know a little math and know what is 2+2 you will come to know what all listing are done by opponent party of builder in market.

ONE SIDE ITS A GOOD SIGN FOR ANUPAM BUILDERS, JEALOUSY BECOMES STRONG WHEN YOU ARE DOING GOOD. AND ONLY FAKE OR WEAK CAN HAVE THIS FEELINGS.

I do not know about builder but I know what I saw here and than called builders office. I try all review members and all came to one person. name jayarj. All numbers given for belushi, subita begum, prsad etc belongs to the person who took calls and same person for all numbers.

When called builder office for projects information , they were talking as normal builder like they talk...i ask about jayaraj and eyes were open after knowing that he was supervisor there and did frod of lacs with owner and now trying his techniques to spoil builders image. They said when he was not having food to eat , builder gave him his job of supervisor.. what we call it droha.... god save people from this type of builder and his employees.

Being an advocate before going to this builders I searched everything about them and found them almost fine if I compare with other builders in manapakkam area. My family decided to buy from Anupam builders. We have finalised the location. This week we give the advance to them. I saw their construction , its good and actually we all were impressed with the understanding of builders for ideas they have for interiors. They are not like traditional builders and dont do old pattern.

They suggested us so many good things and new ideas.I saw the reviews here just now as i was searching more about this builders because we are going to pay advance for property and I found few reviews are personal based. That gave me more confidence on this builders, as in all field there are competitors and they do so many things to spoil the image of other company. This time when I meet this builder I will inform him about MS so that they can be touch with dissatisfied or fake people.

I think its a good platform where companies can improve their work style or quality based on true feedback.

It was surprise to see such reviews.. I happened to meet my friend yesterday and found her family is suffereing for venturing in to wrong party. They were living in rented house in rmapuram and due to land lord troubles she desired to buy a flat and get out of issues . Now entire family feels bad and pays emi of 24, 000 without getting house in hand. When contacted the builder no response and the responsible person is not traceable.

What ever architecture was discussed changed for sake structural economy. This reduced the usable area inside house and created more problems .

Under this circumstances she sold all her jewellery to pay the interest and asking me for help with money. Her house is un finished and the agency says tentative dates around september of this year. Nobody works and the contractor has run away. What to do ?They paid for registration 14lacs and some more instalments from bankers. If you see them they are in panic and they could not get any confirmation. Further many errors and quality issues inside. No body knows what and when.

Anybody can suggest how to get back money from the builder with due compensations???

I see this and think of writing because I know this builder as I know my office friend buy flat in manapakkam.builder give good flat and what we see we all happy in this flat. this builder is new but very good in dealing this what my friend tell us. he was very happy when some small and some big works was done by builder in free when he shifted house. other builder ask money for small small things. flat quality is ok..if see others in same price. location and price was very good .my friend introduced me to this builder and company was ok...they have office in manapakkam I think its good for them to see project near by area.

if I have money, I'll buy from this builder.

Recently i went to my colleagues house in south of madras where in he bought a flat of 1150 sqft. The building was pleasing and all issues are attended.

First of all, the buyers were given a total perspective plan of the building and their inputs were taken if they do not have commercial impact. All governmental formalities like municipal water connections were properly done all houses were given provision for telephone , cable tv, location for dish antenna on terrace. Car parking were clearly marked and clear entry & exit were shown toilets were made to their choice including sanitary ware selection. Kitchen were provided with electronic chimney provision wash m/c provisions were made at no extra cost. Eb connections were given promptly with generator facility - whcih buyer to decide to have or not. A/c split type brackets were provided finally when they gave they key for use the house was 98% ready with minor issues.

So all people some people like this anupam builders do not know what is a apartment / pent house and what to do. They will make your life horrible when paid first money.. Full black mail

Ask to show the previous buildings / see the troubles there/ ask previous buyers/ ask schedule / ask for final inspection / impose remedial clause in the contract .. Ask money back guarantee.. See rude answers from
