Very poor contruction. they are making park on government land. selling 2 bhk in 53 lakh they said but there is no water . building is still in finishing state . few families have moved but all water through tanker .

So, there are lot of reviews about this property, some are genuine some are not. Let me address the big issues and what builder has done about it,

  • BDA land relqunishment





You need to understand few things about this issue, that it is not a title issue, property belongs to Mahaveer group and there are documents to ascertain that. BDA wanted to extend the road hence this area was relqunished by them however they haven't made any road and now that road has been quashed by supreme court, check the new CDP and there is no road any longer. So land ideally should come back to builder, which so far has not. They have given us the buyers an indemnity bond for that. Agreed, that it's a fair issue but what do some research on issues against properties/builders, and you will know 80% buildings are awaiting akarma sakrama to be passed, so that their building can get O.C. In this project, you are going to get O.C.

Project delays: that's an issue, builder is ramping up the construction process however I won't take their word for it.

Pros :

Great amenities

Lots of free space

Good construction quality, brands like kohler, jaguar, Honeywell have been used in their fitting.

On site team is very helpful.

Accessible yet free from traffic noise.

Lots of good schools around.

There are people who have just heard about the issues and have made then public. be smart, make your own decisions. This is a very candid review as a buyer, I have invested my hard earned money here and so have many others. My recommendations are do a proper legal vetting of documents, secure yourself legally when it comes to land issue and delay in project.

Mahaveer Ranches project is an excellent project situated at great location . Construction quality is also good. I strongly suggest to visit and see with your own eyes before believing any fake review at this platform.

Worth for your money and lots of amenities roman architecture it might take some time for the development but once things are done it will be really beautiful 122 acres Is not at all a small thing and there are almost 1200 families who have already got the plots in Palatium and costing definitely you will love it .

Its nice location. its very near to ITPL and mountesarry CBSE School. Whitefield railway Station. Banks also very near.

Lot of international schools and banks also nearby. Ventilation also Good.

Full of false promises.money earned here invested somewhere. No development since last 7 years....looks like desert , no minimum amenities, forget about Roman....wrong decision.

Do not buy a flat here. I repeat do not. You won't be able to even live here in rrnt. They have no water facilities. Sometimes there is no water for days straight.. The administration never helps. There is no finishing in the structure of the building

If you want to buy your dream home then I believe your serch will end here. You won’t get better dream home than this project. 80% open area is not a dream its reality in this project. I expect will get good appreciation if I sell this in next 1-2 years.

Good Project . Mahaveer has upgraded himself from his older projects . Though you can see the older projects are not up to the mark .But Mahaveeer Ranches being the biggest project of Mahaveer group has come up with an upgradation compared to its older projects. Improved since RERA.

I walked into Mahaveer Ranches with a sceptical mind, doubting the quality of construction in early 2018. Found prompt salespeople, who clarified most of my queries and insisted on visiting two of their projects - Mahaveer Maple & Mahaveer Riviera. I was amazed to see the location of both the properties. Excellent location and superior finishing. I was even more surprised with the price the builder sold those properties for.

The value proposition is perfect!

If possible, do a physical verification before taking a call & more importantly not to miss the price deal!

Recently I purchased a flat in Mahaveer Ranches project, the service gave by Mahaveer team is excellent and I am very happy with the product quality. I am looking towards to get the handover, I have seen couple friends who had a flat in Mahaveer group, all we are satisfied with quality and also we feel value for money. Personally I thought to don't buy a flat in Mahaveer group by seeing the reviews in couple websites but my friend suggested to visit the site physically and see the product quality to take the decisions. As I am a Civil Engineer I agreed his valid point, visited the site and finalized the apartment by seeing the project.

Looking forward same service from Mahaveer Team.

Even the CEO doesn't respond post sales services. WORST decision to go for Red coral infra.

Pathetic quality of building material used. Roof top leakage is very common for this builder. They just ask for time to rectify issues and never attempt to resolve them.

Never opt for Mahaveer group even by mistake.

I’ve visited this property for more than 5 times to finalise. I’m not going to talk about location or any other common stuff.

For the first time when I visited I was impressed Atleast by the model house and the entrance and their reception and the couple of other visits were to select and finalise the appartment and the impression was same and on my final visit Was to show my parents the appartment and to finalise and it was Sunday the crm said some renovation is happening and hesitated to allow us but on further pressing he allowed us and was shocked to see all the guest rooms and the model homes fully cracked and the quality of the construction was naked

Other thing about the cost is they were giving a heavy discount than the quoted price they were offering at 3100 per sq ft and were ready for a price below that which was doubtful and further enquiry with other agents came to know the quality is very bad and if still needed they can get me for lower price than 3000 per sq ft and I dropped the purchase there

I don’t have any personal grudge or enemity with the builder I’m writing this review so that some one may not loose their hard earned money by investing in this. I don’t know abt their other projects and this is only specific to Mahaveer promenade. Thank you and good luck on your home search!

Thanks to Mouthshut for giving us a platform to share our views and reviews. It was my mistake to invest in Mahaveer Homes without reading the reviews and I am paying for it since then. I do not want you to get attracted by their 20 grams gold offer. You can simply think it as you will get 20 grams gold for your hard earned 50-60 lakhs rupees. I do not think it is worth. It is better to invest with a better reputed builder and you can buy authentic gold from a gold showroom. They are fraud of a level that you might get copper instead of gold. Now, let me share my ordeal with you all and then you can decide if you want to invest with Mahaveer Homes or not. M/s Reddy Structures Pvt Ltd or Mahaveer Homes has cheated all their customers, if you have to believe my words, please check their apartment and contact the residents before making a decision to purchase. I am my friends have been cheated in several projects so will tell the details of each project and you are free to verify if any of my words are false. To start with, I will talk about their one of initial project, which has been completed 7-8 years back, Mahaveer Ridge on Begur Road. At that time the junior sales executive Purushottam Reddy was like begging to purchase a flat. He is now head of customer care and the only difference is Purushottam Reddy will never reply or talk to you, once you have given your money. The customers of Mahaveer Ridge have not received their Khata or Occupancy Certificate even after 7-8 years. By this, it means the construction can be termed illegal any day by BBMP or a heavy penalty can be levied on the residents. As usual, the MD Praveen Reddy with his all associates will not even care to respond about it. Next is the plot by Mahaveer Oaks, similar to Mahaveer Palatium in Jigani. If you talk about the project, even the people working with Mahaveer Homes do not now about it. Is it surprising? Mahaveer Oaks is now a closed project for them and the customers have paid money and noone got the plot or got the plot registered in their names. This is a big case of fraud and that is the reason you can see a rating of 1.3 for this builders. If the customers talks about the project they will ask them to wait for a month and this is happening since last 7 years. It must be tough for to believe but you can check yourself before deciding. The next is Mahaveer Orchids, which is walking distance from Mahaveer Ranches and I will request you to please walk down and check it yourself. The approach road towards Mahaveer Orchods is pathetic and they will blame it on gram panchayat. Secondly, it has been more than 2 years since people are staying but they have not been allotted their parking, which they have paid for. Since last two years people are fighting in Mahaveer Orchids for parking and Mahaveer Homes is enjoying as they have nothing to do with it. The constructions of Mahaveer Orchids is so poor that within 1 year, it has severe structural cracks and seepage issue. But as usual, the MD Praveen Reddy and the head of customer care Purushottam Reddy is enjoying the show. I know closely about these three projects as I and my friends are suffering. But this shows their attitude, their fraud mentality. So please check your self before getting allured by 20 grams of gold or 1 full page advertisement or so cheap pricing by Mahaveer Homes. I am also planning to file RERA and complain in the National Consumer Forum. They are cheats and frauds and they should be punished.

I own a 3bhk flat in Mahaveer Fortune Flat No.214. The material quality used is very bad we are staying since 2 years. Issues are:


  1. Wood quality is very bad with in 6 months doors got termite infected. 2. Seepage in bathroom ceiling. Not attend till now even after multiple complaints.

CUSTMER SERVICE IS WORST AND THEY DID NOT RESPECT THE CUSTMERS AFTER THEIR USE IS OVER

PRODUCTION IMPLEMENTATION IS GOOD BUT WITH STRONGNESS IN BUILDING IT IS USELESS

Reddy Structures(Mahaveer Builders) is a firm with complete disregard for quality. I own a flat in one of their projects, Mahaveer Laurel, and from the time owners have occupied the flats here, there has been a series of issues, most of which have not been resolved satisfactorily. Half the flats on the top floor and corridors on top floor had serious seepage issues. Over the past 9 months or so, despite the builder trying to fix it, the problems persist, and every time there is a severe rain, the seepage recurs. Beyond that, there was no reason to have taken so long to fix the seepage issues, it's been inordinately delayed because the builder either refuses to pay the contractor on time, or has not made materials available. More likely, the truth is the builder is only concerned about saving on the additional costs caused by his own shoddy work. That apart, many flats have dampness near skirtings that persist, because the plastering work has been done badly. A few days back, the glass railing in the balcony of one of the residents broke and fell down on its own. Fortunately, nobody was walking below - small mercies.

They are masters in delaying tactics - giving excuses on one pretext of the other. About the only positive thing that I can say about them is that at least they are available most of the time when you try to reach them and act courteous. So low is the bar when it comes to expectations from such builders that even that seems to make some people happy.

What makes this is even more galling is that this particular project was sold as a "premium" and "eco friendly" project. If this is the quality of a premium project, I shudder to think how bad their non-premium projects would be.

I strongly advise against opting for any of their projects. Even if it costs a bit more, you are better off going with a more reputed builder who cares about the quality of work they do.

All staffs are evil, a big jokers, buggers. God knows which kind of shameless family they are. Their parents would be like this. They and their cheating mentality. You can compare with any thick skin animal. You can see all complaining about them what to about shameless people. Their sales people are just trap, visit existing project and get their scam before investment. All are messy people, 3rd class people of society.

I booked flat in 2013, this is worst decision and never ever book in under construction property of Mahaveer group. Quality wise also below average and in every project they took double time. So your investment cost will increase 30%. In south region this is worst real estate company. After taking money very rude behavior with customers. Most of the time will not pick your call, will not reply mail. .

I bought 3BHK unit recently in Mahaveer Jonquil - A307, after reading reviews even I was reluctant to choose Mahaveer group to book my unit but this project has come out very well and now they have quality control team in place, they have handed over my unit after complete checking from their quality control team. thanks Mahaveer I got nice unit at reasonable price at good locality. also I was surprised as my unit price has appreciated by Rs.1000/- per sft in this sluggish market.
