Nothing is there to like .never ever suggest any person to work in upkar developers. Lot of political game is played. They hire and fire in 15 to 20 days of time no job security. Mr. Francis has spoiled lot many people career tat includes both employee and the channel partner. THE WORST COMPANY seen ever in my career. The worst company to work. Never ever suggest to Upkar any one untill and unless Francis and Sindhu are there.
25000 advance paid and not returning

You cannot trust this developer, they told me that they would return the token advance money if I change my mind or if I find any issue with the documents of the land, so I trusted and paid the minimum token advance of 25000. After a week, my advocate came back to me told me that there are some issues with the papers(specially DC katha approval, I dont know what that is) is not there and he thinks I should not buy it.

So I go back to Upkar office in Jayanagar and I ask for advance back and he is not giving me telling that the documents are proper and advance cannot be given back. This is rude behaviour from Upkar. I am almost going daily to upkar till one day before janta curfew and waiting for more than 2 hours everyday.

Now I cam calling the person and he is not picking up the call also. I have sent several messages to transfer the money online but not replying to my messages.

When you invest the amount of money invested with UPKAR you expect your daily life to improve whereas it definitely hasn’t!

The maintenance is not there only and they seems to lack knowledge or will to help the residents or resolve the issues urgently! The management, including chairman and MD have no motivation to get the work done as quickly as possible, they seem to take the decision only which will help them make more money and not to help residents! Customer service is non existent from Upkar Developers.

I strongly suggest you review further comments before even thinking of investing in any of their projects! If you visit their sites you will see what i’m Talking about!

Felt their behavior was unprofessional. I've visited the site and wanted to take some time to decide. They wanted to followup the same day and one of the executive wanted to come with me to my home to collect the cheques for blocking, the same day after my site visit.

upkar 99% reviews are fake and lies . because all reviews updated every day only sales executive . Sales executives are creating new mail account, then update reviews. Unfortunately customers also believe the reviews statement . Don’t believe u[kar projects, They also facing all project land Legal problems And RERA problems . Don’t attracted upkar Sales executive dress senses, all are very cheating peoples .

So my friend stays in Upkar Medows and when I saw for the first time, it looked peaceful. But when I visited upkar office after few days, I hated it. The team is very rude. I met a advocate sudarshan who works internally and was asking for money to get the papers varified and get bank loan. They dont know how to greet. They keep staring and make us feel very uncomfortable. They talk in a rude way. They dont cooperate. I m so disappointed.

Upkar developers(Khan and a lady called sindhu) has started the this fraud business. If you look at any of their layouts developer has started entire land around visible site is empty and now all buildings have come up and operation. this developer is still struggling with land owner and capital money.

They diverted all the money got it purchaser to his new site and no money in hand to complete basic amenities like power, water, security, compound wall and play ground. They never visit the site from last 1 year and only men roam around just for selling the sites left over.

He could able sell only 15 flats out of 240 sites and he couldn't able to find buyer in the market. He mortgaged some of the sites to get the money and not sure whether he cleared the dues to pawn brokers.

The sites were built on unclear burial ground, still you can find it on South-West corner(locked room has many tombs)

He and his team members including sales force( all are relatives / same family) are wise to convince the people by saying these are plots with good appreciation and all kind of lies. They agree all the terms and conditions imposing by you till you pays the token amount. Even if you pay 10, 000 as token amount then you were trapped to book the site. He shows and demonstrate that they were very helping hand to you but don't trust.

In the same vicinity you can find many other sites and they are willing to sell at good price than upkar and are more trust worthey
No Ethics

These developers are without ethics. They do not have any permissions or certificates to start the land development. No planning nothing. I booked Upkar Green Valley, a year ago and cancelled 2 months later, as documents are not proper. Till now did not get my advance back. And they are starting new phase without completing current phase and without authorization. Shameless thieves. Beware.

Please read all the reviews and save yourself from this developer. They had been threatening to give my money back because I did not want to proceed further in buying after I paid 3L advance. I am not proceeding because I felt that there are some issues with the papers after talking to my lawyer he told it would be safe for not buying the site.

Fraud developers. Please check the papers correctly. I have a land in Upkar Residency, one of their old layouts. This is now acquired by BDA and has a lot of problems and Upkar is least bothered to help us out.

Stay away from this developer.we all have contacted upkar many times.once they have sold the land they are not with us.

Last Sunday I visited Upkar Meadows project near electronic city in their cab. It was an great experience only 3 sites are left in this project and rest all are already registered. These 3 are odd sites as I was looking for villa sites near electronic city I did not have any other choice apart from going for odd site. Price is good when compared to other developers and you could not find any other developer offering villa sites at this price range in this location. I verified all the documents with my lawyer before booking and this week my site will be registered. I am very much thankful for Upkar.

I purchased villa site in Upkar Residency few years ago and sold recently for huge value. Feeling happy about it. Now I am thinking I would have bought one more. I am really thankful for Upkar Developers for helping me in selling my site for such a good price.

This is the most third class company you will ever see. The people there are just frauds and they teach their employees to do fraud and cheat people. Once should check the papers of Spring Valley and you will find that the conversion papers are completely fake and the same conversion number is used for different projects.

I have also heard problem with Oakland people, Green Meadows people. Not to say the upkar residency half layout is with BDA now.

Khan should be thrown to jail, he has cheated everybody

I wanted to invest in land and wanted 3-4 sites in a row and was planning with Upkar as I thought the prices were fine. I really want to thank all the reviews and I found that they are indeed land cheaters.The papers are completely fraud and I met a lady, Sindu who was very good marketing, but to realize that the entire company is completely fraud.

Upkar developers should not exist, they are cheaters. I have purchased a plot from them in upkar residency and now that plot is acquired by BDA.

I had been to BDA office and then found out the the problem is with Upkar and they have converted only half layout. We, the buyers are sufferers. Ever after repeated calling to people in upkar they don't pick the call and don't respond to any of the messages. I request you all to completely avoid this developer.

Beaware of Upkar's new projects like Upkar Royal Orchid and Upkar Spring Valley. All conversion papers are fraudulent. There is a big LAND MAFIA that is going on. I had contacted upkar and got the papers for lawyer verification, on verification there were no clear mistakes. But once you go to DTCP you'll find that there is no conversion order under that number.

I have read other reviews of Upkar telling the same thing as well. Beware of this FRAUD DEVELOPER

Buy plots to get cheated. Papers are fraud. My strong recommendation is to avoid this developers.

Upkar Gardenia and Upkar Galaxy are fraud papers and under litigation. Please check writ petition - WRIT-XXXXXX to know the details of the case.

First they are very good, and once you buy the plot they'll show their true colours. Please DO NOT BUT ANYTHING FROM THIS DEVELOPER.

They have never fulfilled any promises so far given to the site owners in Upkar Meadows

Plot owners and Residents are making enormous efforts to shape up the layout on their own.

Upkar Meadows would come into action only when owners are out bursting and again escape from the action. This is the tactic I would strongly say they follow.

NEVER EVER CONSIDER ANY PROJECT OF THEIRS, IF YOU REALLY FEEL VALUE FOR YOUR HARD EARNED MONEY!
